New build homeAn idyllic country or seaside cottage is the image most people have when thinking about buying in the South West. However, modern homes and contemporary new builds are luring home buyers to the tranquil surroundings that the South West continues to offer. Salcombe, East Portlemouth, Stoke Fleming, and Marazion were recently listed within the Top 10 New Builds by the seaside, which as coastal locations goes, is no surprise.

There is a growing need for new homes within the country as a whole, as the population continues to increase and we live longer. Despite this, only 115,000 new builds were completed in England. Between 2009 and 2011.

As a result, a new scheme has been introduced called Get Britain Building which is to provide £500m to support smaller builders and to act as an aid to kick start new and needed housing developments.

The next question is; where are all these new houses going to go? Along with this new scheme, the Government have identified enough surplus public sector land to support up to 100,000 new homes and are looking to sell this quickly in order to help Get Britain building. In 2010, Savills produced a report estimating that this new Government scheme could add 1% to the output of the economy as a whole.

These new homes are now giving traditional properties a run for their money.  The idea of buying a new build house has always appealed to many – something fresh or a “blank canvas”. Others may breathe a sigh of relief that no re-decorating is needed. “With a new home you can put your stamp on it in a way that’s never so easy with an existing property”, says John Slaughter from the trade body, Home Builders Federation.  Other advantages mean that the house would meet the latest building codes and energy efficient standards or there is no onward chain.  Many new homes come with NHBC (National House-Building Council) 10 year Buildmark guarantee which gives a guarantee of standard of construction for a new homebuyer.
