I have been working in conveyancing in Brixham for 8 and a half years and I gained my license in 2019.
Prior to my life as a conveyancer, I worked predominantly in sales and customer service and those roles taught me the importance of client care which definitely translates into conveyancing.
Early in my conveyancing career, I quickly understood the importance of communication. Not just having an open and regular dialogue with clients but also with estate agents and other property professionals.
It’s a common opinion that moving house can be a very stressful time. At WBW we understand and embrace that and endeavour to offer a professional, open and friendly service to our clients. I believe it is paramount to manage client expectations at the outset and to respond as quickly as possible to emails, letters and phone calls. I am often asked how long will the process take? If there is no chain this can be easier to predict although we will still be dependent on the other party and their legal professional.
This question becomes much more difficult to answer when there is a chain of transactions. This is compounded if there are parties within the chain, be that individual buyers or sellers, estate agents or their lawyers who do not respond to correspondence. This can lead to increased levels of stress and anxiety and can be very frustrating for the other parties involved in the chain. Unfortunately, this is a regular occurrence.
Some online, faceless firms may offer conveyancing at a cheaper rate, but the levels of service can leave much to be desired. It can be very difficult to get detailed updates as to where they are in the process, and this may also be the case if one of the parties chooses an online estate agent. This has a knock-on effect to the other parties in the chain and can even lead to a chain collapsing.
The old saying ‘You get what you pay for’ can really ring true. I can only imagine how frustrating it must be for people who struggle to get in contact with their lawyer or the estate agent and the feeling of limbo that ensues. Especially when paying for a ‘professional’ service.
